The Encinitas culture is all about being casual and comfortable. Encinitas residents know how to enjoy life and spend much of their time outdoors since the weather is nearly perfect. Located along six miles of Pacific coastline in northern San Diego County, Encinitas has an approximate population of 60,000 and is characterized by coastal beaches, cliffs, flat-topped coastal areas, steep mesa bluffs and rolling hills. The city was incorporated in 1986, drawing together the communities of New Encinitas, Old Encinitas, Cardiff-by-the-Sea, Olivenhain, and Leucadia.

A large portion of Encinitas was once devoted to agriculture and the floral industry. There is still a presence of growers, including the Ecke Ranch, where most of the poinsettias in the world originate. Downtown 101 is a coastal shopping district over 100 years old featuring historic architecture, quaint shops, sidewalk cafes, and restaurants.
The east side of town, or New Encinitas and Olivenhain, is generally newer construction offering homes to suit every lifestyle and budget. Heading towards El Camino Real and Olivenhain, the community has a more suburban feel, with many visitors coming from all around to do some shopping along El Camino Real or at the newer, sophisticated Forum shopping center, located on the border of South Carlsbad and Encinitas. Golf enthusiasts will enjoy the Encinitas Ranch Golf Course, a championship 18 hole par 72 course with panoramic ocean views. A newer neighborhood, Encinitas Ranch, was constructed around the golf course and offers many residents golf course and ocean view homes.
New Encinitas properties include newer single-family developments, condominiums, and apartments. Large contiguous neighborhoods and high-density complexes exist throughout. The community of Olivenhain is comprised of many large estate homes. Many of these properties contain groves of trees including citrus, avocado and other agriculture and facilities for boarding horses and equestrian pursuits.
