Interest rates are back in the headlines, but what does the latest Federal Reserve decision actually mean for San Diego home buyers and sellers?
On September 16, 2026, the Federal Reserve raised its target federal funds rate by 0.25 percentage points, bringing the range to 3.75% to 4.00%. The Fed's latest projections suggest that rates may remain relatively close to current levels for some time, rather than moving sharply lower in the near future. The median projection for the federal funds rate is 4.1% at the end of both 2026 and 2027.
That doesn't mean mortgage rates will stay exactly where they are. Mortgage rates respond to many factors beyond the Fed's decisions, including inflation, economic conditions, financial markets, and global events.
But it does mean that buyers may want to think carefully about waiting for a significantly lower rate.
Lower Rates Could Bring More Competition
One of the biggest misconceptions about the current market is that lower mortgage rates would automatically make buying a home easier.
Lower rates could certainly improve affordability.
But they could also bring more buyers back into the market.
And if more buyers return while the number of homes for sale remains limited, competition could increase.
San Diego is already a market where inventory remains relatively constrained. August 2026 data showed the county's median sale price at approximately $962,000, up 5.7% from a year earlier, while active listings were down 5.6% year over year.
So a buyer waiting for rates to fall could eventually face a tradeoff:
A lower mortgage rate, but more competition and potentially fewer choices.
There is no guarantee that this is exactly what will happen, but it is an important possibility to consider.
Rates May Not Be the Only Thing That Changes
The Fed's projections are not a promise about where rates will go.
Economic conditions can change quickly, particularly with uncertainty surrounding inflation, employment, global events, trade, energy prices, and geopolitical developments.
That makes it difficult to predict exactly when mortgage rates will fall meaningfully, or how far they might fall.
Rather than trying to time the market around one number, buyers should consider the entire picture.
What homes are available?
How much competition is there?
What can you comfortably afford?
And does buying make sense for your life right now?
What About Sellers?
The same principle applies to homeowners thinking about selling.
Higher mortgage rates can discourage some homeowners from moving because they don't want to give up a lower existing mortgage rate.
That can contribute to limited inventory.
But homeowners don't move because the Federal Reserve tells them to.
They move because their lives change.
Maybe the kids have moved out. Maybe you're ready to downsize, relocate, retire, be closer to family, or simply live somewhere that better fits the way you spend your time today.
Those life changes don't necessarily happen when interest rates are at their lowest.
Don't Let the Rate Make the Decision for You
Interest rates absolutely matter.
A change in mortgage rates can have a meaningful impact on monthly payments and purchasing power, and buyers should understand those numbers before making a decision.
But rates are also something you don't control.
They will move up and down over time.
Your life, however, is happening now.
If you find the right home, your finances work, and the move makes sense for your circumstances, today's rate may be only one part of the decision. And if rates decline meaningfully in the future, refinancing may become an option, depending on the circumstances at that time.
For sellers, the same idea applies. If your current home no longer fits your needs, waiting solely for a different interest-rate environment may not necessarily make sense.
The Right Time Is Personal
There is no universally perfect time to buy or sell a home.
For some buyers, waiting may make sense.
For others, purchasing now may make sense because the right home is available, their finances support the purchase, and they are ready for the move.
For some homeowners, selling now may align with their goals.
For others, staying put may be the better choice.
The important thing is to understand the market without allowing one headline to make the decision for you.
Look at the rates. Look at the inventory. Look at the competition.
Then look at your life.
That's often where the answer starts.
